Two things define patio work in Nocatee, and neither of them is the patio.
The first is design review. Nocatee runs a formal architectural review process for exterior work, and hardscape falls under it. Requirements are specific and they are revised, so send us your current community documents before the quote and the proposal can be put together to match. Approval comes before scheduling, and the review period runs on its own clock rather than yours.
The second is preserve. A large share of Nocatee backs onto conservation land, wetland buffer or a stormwater pond, and where your lot line ends is not always where you are allowed to build. Buffers and easements are recorded, and a permanent surface placed inside one can have to come out later at your cost. That gets confirmed from your plat before the footprint is fixed, not assumed from the fence line.
Soil is worth a note. Nocatee is built on engineered fill in places and fill depth varies across a development this size, so base depth is decided at your property rather than carried over from a job in the next village. Plat, buffer and easement questions go to St. Johns County Growth Management.

There is no flat square-foot price. Nocatee projects usually skip demolition, since there is rarely an old slab to remove, and what replaces it is the buffer and easement check plus base depth set to the fill on your lot. Size, material and integrated features do the rest. Helm gives a written, site-specific price before work is scheduled.

That is confirmed from your plat before the footprint is fixed, because a surface built inside a buffer can have to come out at your cost.
Not usually to the edge, and it would be a poor idea even where permitted. Pond banks are graded to carry water and concentrating runoff onto one is how erosion starts. The patio gets set to shed toward ground that can absorb it, at a sensible distance from the bank.
It can be. Nocatee is built on engineered fill in places, and fill depth varies across a development this size. That does not make the ground worse, it makes it less predictable, so base depth is decided at your property rather than assumed from a nearby job.

Very little. Rinse, sweep, and top up polymeric joint sand every few years as it settles. Newer lots have less established canopy than the older neighborhoods, so leaf litter and organic staining are much less of a factor. Sealing is optional and mostly about appearance.
