Building a paver patio in inland Ponte Vedra
A Ponte Vedra address covers two very different building conditions, and it is worth being clear which one this page is about. Everything below applies to the inland side, the communities along and around the CR-210 corridor west of the Intracoastal. Out here there is no dune line, no oceanfront setback question and no salt spray to design materials around. The constraints are newer and more administrative than that.
The housing stock inland is recent, and that has consequences. The association is usually active, the design standards are written down, and exterior work including hardscape generally needs written approval before anything starts. It also means those standards are young enough to still be moving. The second condition is that your yard was graded by a builder rather than by you. New construction lots are shaped to a drainage plan that moves water off the pad, along the side yards and out toward the street or a pond, and the sod went down over that. A patio dropped into the middle of it without measuring the existing fall can interrupt the route water was already using. Grading is what decides where water goes, so finished elevation gets set on site. Pavers help on the back end of that, because if a section ever needs correcting, the units lift, the base underneath is fixed and the same pavers go back down.
The third is that the landscape is young. Canopy on an inland lot here is rarely more than ten or fifteen years old, so most backyards are in full sun for most of the day. That is worth weighing in material choice, since surface temperature and how a color reads under direct light matter more when there is no shade to soften either one. Yes, and it is the most common request on newer homes. The detail that matters is the transition: the paver surface is set so the finished height meets the slab cleanly and still falls away from the house, with a joint at the meeting point rather than a rigid bond. That way the two surfaces can move independently without cracking or lipping at the seam.
It can, if the existing fall is not measured first. Your lot was graded to move water in a particular direction, and a paved surface placed across that route changes it. Grading is what decides where water goes, so the finished elevation is set on site to keep water heading somewhere that can take it, away from the house, the slab and the neighboring lot.
About three to seven working days on site for most patios, often toward the shorter end because there is usually nothing to break out and haul away first. Digging and building the base is the part that sets the pace. Association review happens before any of that and runs on its own timeline, so treat approval and construction as two separate windows.
Lighter colors and travertine both help, because a young lot with no canopy means the surface sits in direct sun most of the day and surface temperature is something you feel underfoot. With young landscaping there is little leaf litter and little organic staining, so most attention goes to rinsing, sweeping and topping up polymeric joint sand every few years.
