Building a paver patio in Marsh Landing
Marsh Landing is gated, so contractor access is arranged in advance and deliveries are booked around what the community allows. That part is scheduling. The thing that actually decides what patio you can have here is the marsh.
A large share of the community backs onto salt marsh, preserve or tidal creek, and on those lots the recorded property line is a poor guide to the buildable area. Lot lines can run out into marsh that will never carry a structure, and upland buffers, wetland setbacks and conservation easements are recorded separately from the fence line you can see. A permanent surface placed inside one of them may have to be taken out later at the expense of the homeowner, so the buffer line is worth establishing from the plat and the recorded community documents before a footprint is drawn.
Grade is the next question, and it is the one people get wrong. Ground on a marsh-backed lot usually falls away toward the water, which makes it tempting to send everything in that direction. Grading is what decides where water goes, and concentrating runoff at the top of a marsh bank is how that bank starts to erode. A standard paver patio is a hard surface and not a permeable paving system, so the water landing on it has to be given somewhere sensible to go: spread out, across ground that can take it, at a reasonable distance from the edge.
What follows from all of that is a design problem more than a construction one. When the usable ground is a band between the house and the buffer, the patio has to be efficient: shaped to follow the buffer line, stepped where the yard falls, and sized around the furniture and circulation that actually matter rather than a square drawn on a plan. Pavers help at that edge, because if ground near a marsh settles the affected units can be lifted, the base corrected and the same pavers reset, which is not an option with a poured slab. Partly, using steps or a low retaining wall rather than trying to level the whole fall. How far you can cut into that slope is limited first by where you are allowed to build at all, so the design usually keeps the main terrace on the higher, flatter ground and steps down toward the view instead of rebuilding the entire yard.
Most residential patios take about three to seven working days on site, and the excavation and base stages account for most of that. Marsh-backed lots add time where a grade change means steps or a wall. Establishing the buffer line and getting association approval both happen before that and run on their own schedules, so plan the stages separately.
