Building a paver patio in St. Augustine Beach
Sand is the defining condition here, and it cuts both ways. Water disappears quickly through it, which is why pavers suit these yards, but loose sand is not a base. It moves under load. A patio set on inadequately compacted sand will settle unevenly within a couple of seasons, usually worst where the furniture and foot traffic concentrate. The base has to be built and compacted in lifts, and the depth is decided at the property rather than assumed.
Salt is the second condition. Air this close to the ocean is hard on anything metal, so edge restraint spikes, fasteners and any hardware built into a seating wall or step should be specified for direct coastal exposure from the start. Substituting a standard fixing to save a few dollars is a decision you meet again in five years.
Wind-blown sand also fills paver joints continuously here, which is mostly cosmetic and easy to live with. Sweeping and occasional joint sand top-up is the whole maintenance routine for most patios on the island.
If your property sits seaward of the Coastal Construction Control Line, work may require a permit from the Florida Department of Environmental Protection in addition to anything the city requires. That applies to oceanfront lots specifically, not to every property in St. Augustine Beach. Confirm your parcel with the City of St. Augustine Beach Building Department before work begins.

There is no flat square-foot price. On the island the swing factor is usually excavation, because deep sand needs a properly built base rather than a thin setting layer, and that depth is decided at your property. Size, material, demolition and any built-in features move it from there. Helm gives a written, site-specific price before work is scheduled.
Not if the base is built correctly. Sand alone is not a base, no matter how firm it feels underfoot. The fix is excavating to a real depth, building up compacted base material in lifts and using edge restraint that holds the field together. Patios that sink on the island are almost always ones that were set on screeded sand to save time.
Usually yes for a permanent hardscape surface, and possibly more if you are oceanfront. Properties seaward of the Coastal Construction Control Line can require a separate state permit from the Florida DEP alongside city approval. Check your specific parcel with the City of St. Augustine Beach Building Department before scheduling.
The pavers themselves handle salt well. Concrete pavers and travertine both do fine. What fails near the ocean is metal, so the edge restraint spikes, fasteners and any hardware in a seating wall or step should be rated for coastal exposure. Travertine also stays noticeably cooler underfoot, which matters on a beach-side patio in full sun.
Often yes. Many beach-side lots have no way to get a machine around the house, so excavation spoil goes out and base material comes in by hand. It takes longer and it changes how the job is staged, which is why we confirm access before quoting rather than after.

No. Wind-blown sand collecting in the joints is normal on the island and is a cosmetic issue rather than a structural one. Sweep it and top up the polymeric joint sand every few years as it settles. That is essentially the entire maintenance routine.
Yes, and it is common here. The slab comes out, the base is rebuilt to the depth the soil actually needs, and the pavers are set on that. Laying pavers over an existing slab is possible in some cases but it raises the finished height, which can cause problems at door thresholds and against the house.
