Building a paver patio on Anastasia Island
Anastasia Island gets treated as one place, and for patio work it is not. It runs from the St. Augustine Inlet south, and it takes in the state park, a set of older interior neighborhoods and the beachfront streets. A patio on a 1960s interior lot under heavy oak has very little in common with one on an open lot near the water, even though both have an island address.
The ground is the clearest example. Yes, it is a barrier island, and yes, it is sand, but depth, cleanliness and what sits underneath vary street to street. Interior lots often sit lower and hold water longer than the beachfront does. Older interior yards can also have decades of history buried in them: fill brought in by a previous owner, an old path or slab, established root mass. That is why base depth and excavation are decided at the property rather than taken from an island average, because the average is not what you are digging in.
Exposure flips just as sharply. The interior neighborhoods have real canopy, mature live oak and palm, while yards closer to the water have little or none. That changes which material and color make sense, since a paver reads much darker in shade than it does in sun, and it changes upkeep, because a shaded yard collects leaf litter and dries slowly while an open one does neither. On the wooded lots, protected trees are worth identifying before the footprint is fixed, because excavating through a major root zone damages a tree in ways that only appear years later.
Last, the island is not a single jurisdiction. St. Augustine Beach is its own city, and other parts of the island answer to different authorities, so your address decides which local approvals apply. The coastal question is similarly specific: properties seaward of the Coastal Construction Control Line can require a permit from the Florida Department of Environmental Protection in addition to local approval, and that applies to oceanfront parcels specifically rather than to every property on the island. There is no flat square-foot price, and the island covers a wide range of lots. On an older interior property the cost drivers are usually what has to come out of the ground first and how the footprint works around established trees. Closer to the water they are exposure and which approvals apply. Helm walks the property and gives a written, site-specific price before work is scheduled.

It depends where you are. Some island neighborhoods have an association that reviews exterior work, and many of the older interior streets have none. Requirements vary and get revised, so send us your current covenants before the quote if you have them, so the proposal matches. Which city or county approvals apply is a separate question and depends on your address.
Three to seven working days on site covers most residential patios, and excavation and base preparation take the bulk of it. On older interior lots, breaking out and hauling away an existing slab adds days, and so does working an excavation around established roots. Any approvals happen before that and run on their own schedule. You get a schedule with your proposal.
Yes, and on older island properties that is a common job. A cracked slab is not a sound base for pavers, so it comes out rather than being covered over, which puts demolition and haul-away into both the schedule and the price. The advantage afterward is repairability: pavers lift, the base underneath is corrected and the same units are reset.
It depends which part of the island you are on. Under interior canopy, expect to clear leaf litter regularly and rinse organic staining off shaded areas that dry slowly. On an open lot near the water there is far less of that, and upkeep is mostly sweeping. Everywhere, joint sand gets topped up every few years, and a settled section can be lifted and reset.
