Building a paver patio in St. Augustine
Older St. Augustine yards often have no way to get a machine to the back of the property, and that needs to be established before a patio is priced. Houses in the historic blocks sit close to the street line, side setbacks are narrow, and access frequently runs between a wall and a neighbor’s fence. On those jobs everything arrives by wheelbarrow. It is slower, it changes how the work is staged, and it is better to plan for it than to discover it on day one.
Elevation is the second factor. Yards here can drain well for most of the year and still stand in water during a king tide or a summer storm. A patio has to be set so it sheds toward somewhere that can take the water, not toward the house or a neighbor’s lot.
Soil varies more than people expect between the island and the mainland, sandy in some yards and holding water in others, so base depth is decided at the property rather than assumed from the street.
If your property sits within one of the city’s historic preservation districts, exterior work can require a Certificate of Appropriateness. Some work is handled by administrative approval and some goes to the Historic Architectural Review Board, and which route applies depends on the property and the scope of work. Check with the City of St. Augustine Planning and Building Department before work begins.

Questions about paver patios in St. Augustine
There is no flat square-foot price, because cost moves with size, material, demolition, drainage and any built-in features like a seating wall or fire pit. Access is often the single biggest variable: where a machine cannot reach the back of the property, the work is slower and that is reflected honestly in the proposal. Helm walks the property and gives a written, site-specific price before any work is scheduled.
Often not, and we check before quoting. Where access is too narrow, excavation, base material and pavers move by wheelbarrow. That is normal for these properties. It affects staging and duration, and we tell you which it is before you commit.
It depends where you are. Properties inside the historic districts can fall under Historic Architectural Review Board review for exterior work, and permitting requirements vary by scope. Confirm with the City of St. Augustine Planning and Building Department before starting.
Grading is what decides this. A standard paver patio is not a permeable paving system, so water sheds off the surface rather than soaking through it, and elevations are set so it moves away from the house. Where pavers do beat a slab is repair: if a section settles, those units can be lifted, the base corrected and the same pavers reset.
Yes. Clean sand does not compact the way graded base material does, so it comes out and is replaced to the right depth. Skipping that is why patios spread at the edges a few seasons later.
Most residential paver patios are installed in about three to seven working days once the crew is on site. Excavation and base preparation take the largest share of that. Restricted access or removing an old concrete slab first will add days, and so will weather. You get a schedule with your proposal rather than an estimate on the phone.
Concrete pavers and travertine both perform well here, and the choice usually comes down to heat, budget and look. Travertine stays cooler underfoot, which matters on a pool deck or a patio in full afternoon sun. Concrete pavers give you more color and pattern options at a lower cost per square foot. In either case the fixings, edge restraints and any metal hardware should be rated for coastal exposure, because salt air is hard on fasteners near the water.
Very little. Rinse it down and sweep it, pull weeds from the joints as they appear, and top up polymeric joint sand every few years as it settles. Sealing is optional and mostly about appearance, though it does help travertine and lighter concrete pavers resist staining. The advantage of pavers over a poured slab is that if a section ever settles, individual units can be lifted, the base corrected and the same pavers reset.
