Many lots here carry a drainage easement, commonly eight feet, held by the St. Johns River Water Management District or the community. An easement is not a suggestion. Building a permanent surface inside one can mean removing it later at your own cost if access is needed, and it can complicate a future sale. Any easement on your lot needs confirming from the plat before the footprint is fixed, rather than assumed from the street.
Design review is the second thing to plan around. RiverTown reviews exterior work, and hardscape and artificial turf are generally reviewed separately from each other with different requirements. Send us your governing documents before the quote so the proposal can be put together to match, rather than guessing at the standard.
Soil is the third. New construction does not mean uniform ground. Fill depth varies across a development this size, so base depth is decided at your property rather than carried over from the job down the street. Easement and plat questions go to St. Johns County Growth Management.

There is no flat square-foot price. RiverTown projects usually skip demolition, since there is rarely an old slab to remove, which takes one line out of the estimate. What replaces it is the plat and easement check, and base depth set to the fill on your particular lot. Helm gives a written, site-specific price before work is scheduled.

It can be. RiverTown is built on engineered fill in places, and fill depth varies across a development this size. That does not make the ground worse, it makes it less predictable, so base depth is decided at your property rather than assumed from a nearby job.
Usually. Where a community standard already sets the driveway material or width, matching the patio to it generally reads better than introducing a third material. If the original paver is out of production we will show you the closest field and a deliberate border option before ordering.
About three to seven working days on site, and often at the shorter end because there is usually no slab to break out and haul away first. Community design review happens before that and runs separately, so plan the two stages independently.
Grading determines this, not the paver itself. A standard paver patio is not a permeable paving system, so water sheds off the surface rather than through it, and the patio has to be set to shed toward ground that can take it rather than back toward the house or onto a neighboring lot. Where pavers beat a slab is repair: if a section settles, those units can be lifted, the base corrected and the same pavers reset.
Very little. Rinse, sweep, and top up polymeric joint sand every few years as it settles. Newer lots have less established tree cover than the older neighborhoods, so leaf litter and organic staining are much less of a factor here. Sealing is optional.
